Manhattan Renovation Timeline Guide

A renovation timeline is a chain of permissions, decisions, materials, trades, and inspections. The earlier the chain is visible, the more honestly the project can be planned.

A useful starting point

Good planning makes better questions possible.

Plan on 9–12 months total for a full gut

The company planning figure includes 3–5 months for design and pre-construction, 4–7 months for construction, and about 1 month for close-out. A Letter of Completion may be part of that close-out where applicable; the DOB authority explains the context.

Active construction is a separate figure

Once permits are issued, active construction is typically planned at 4–6 months (16–24 weeks). The total figure still needs room for design, board review, procurement, inspections, closeout, and existing-condition discoveries.

Approval and procurement are parallel tracks

Board review, permits, long-lead appliances, stone, windows, millwork, and specialty materials can each affect the start or finish. A useful schedule shows dependencies instead of presenting one optimistic construction duration.

Ask what the date actually means

Clarify whether a date means design complete, approval received, site ready, demolition start, substantial completion, or final handover. Those milestones should not be collapsed into one promise.
